Our unique network of professional California real estate buyers come to us for funding regularly. We currently broker privately funded notes and are seeking to add interested trust deed investors to our network in both Northern and Southern California.

While we’ve arranged large loan amounts on an individual trust deed, our investors typically target our inventory of trust deeds ranging from $30,000 to $350,000.

Unique Risk-Controlling Features

  1. Equity – our long-term loan program is brokered at 60% of after repaired value (ARV or LTV) where the goal is to have a fixed and rented home that more than covers the monthly payment.   
  2. Money Down – All of our professional real estate investors will have either personal funds or a spread of equity in the transaction serving as their personal guarantee and commitment that the trust deed payment is a priority.  
  3. 1st Trust Deeds Only - Our investors are the only holder of the note and in first position.
